Valery Homes has released a limited amount of move-in ready townhomes, and to get them sold quick, they are offering some significant incentives.

 

What’s “Move-In Ready” actually mean in the preconstruction world?

Unlike a lot of new-build townhome projects where you’re committing years ahead of an uncertain closing date, the current release at Joshua Creek Montage is genuinely ready now. They can close in as little as a few weeks, but the developers are usually willing to negotiate a slight delay for closing to accommodate buyers needs too.

These are large-format executive townhomes, not the compact stacked-towns you’ll often see marketed as “entry-level.” Four bedrooms and 3.5 bathrooms across nearly 2,900 square feet puts these closer in size to a detached home than a typical townhouse — which matters if you’re comparing this option against buying resale.

 

Current Incentives

Valery Homes has recently been promoting these move-in ready homes with savings advertised up to $130,000. That said, builder pricing on move-in ready inventory is not publicly posted because it shifts weekly/monthly, and incentive structures on new construction can shift depending on the specific lot, and what’s already sold.

 

Joshua Meadows / Joshua Creek Montage, which is it?

These townhomes are found in Joshua Meadows, a fantastic newer community just north of Joshua Creek. However, sometimes people get the boundaries mixed up because developers have called Joshua Meadows “Joshua Creek North” and “Joshua Creek Montage”; the boundaries of Joshua Creek end at Dundas. And while Joshua Creek has a fantastic name for being established and highly connected to amenities, highways, and great schools, Joshua Meadows will benefit from being the same distance from the same amenities.

 

New Build vs. Resale: The Real Question

This is where we can actually add value beyond what the builder’s sales team will tell you. A few questions worth answering before you commit to a new-build purchase here:

– How does the current incentive-adjusted price compare to a similarly sized resale townhome or small detached home in the immediate area?

– What’s included standard versus what will cost extra at the décor studio?

– Are there closing cost surprises specific to new construction (development levies, Tarion enrollment fees, utility hookup charges) that wouldn’t apply to a resale purchase?

Preconstruction usually does sell for a premium above a comparable existing home, but you’re getting a brand new home with a warranty. It’s very comparable to buying a used car vs buying a new car. While it sometimes makes more sense to buy a car that’s a few years old, the new one comes with peace of mind.
